Manager’s Messages

Board meetings take place every 4th Monday of the month in the Amenities Room with Executive Session at 5:00 pm (closed to members) and Executive Session at 6:00 pm (open to homeowners). Should the day and/or time of the meetings change notices will be posted in the mailroom and elevator lobby bulletin boards.

LOBBY FLOOR WORK: 11/12 AND 11/13

On November 12 and 13 from 9:00 pm – 4:00 am the main lobby and elevator vestibule’s terrazzo flooring will be restored and sealed. This is a major project which involves stripping the many layers of flooring in order to last another ten years. Please be mindful of all the signage and avoid walking on any area that are closed off.

 

GARAGE POWER WASHING: NOVEMBER 7 @ 9:00 AM – 5:00 PM

On Wednesday, November 7 from 9:00 a.m. – 5:00 p.m. the entire garage will be power washed. We ask that residents remove their vehicles from the garage at this time so their parking spaces may be cleaned of debris and stains.

If you are unable to remove your vehicle(s), the power washer will work around your car without causing damage but your space may not be cleaned. Homeowners are responsible for keeping their parking spaces free from oil stains. Shortly after the power washing, the Association will be inspecting parking spaces and requiring residents to remove any stains if found. Take advantage of this opportunity and remove your car during the power washing so it can be cleaned for you!

 

Annual Sewer Cleaning – 10/23 & 10/24

The sewer pipes in the garage will be hydro-jetted and cleaned by A,O Reed  & Co. Plumbing on Tuesday, October 23 and Wednesday, October 24 from 8:00 a.m. – 4:00 p.m. All residents who need to move their vehicles for pipe access have already been contacted by Management via email.

Please be aware that although we are not shutting-off the water, we do ask that residents LIMIT their use of the drains (shower, toilets, faucets) to minimize the amount of water/waste that makes its way down the pipes. At the end of those pipes, is a crew trying to clean them.

You may experience some odor in the garage since sewer pipes were opened but engineering will be venting the air as much as possible by having the fans on for several days.

Annual preventative maintenance of hydro-jetting the sewer lines helps to prevent back-ups into units by clearing any debris that may get stuck in the pipes. It is suggested that homeowners conduct their own preventative maintenance in their pipes by having them snaked by a plumber on an annual basis. This helps clear clogs from hair, food and grooming products that may accumulate.

 

 

POOL CLOSED: 10/22 – 10/26

Starting Monday, October 22 through Friday, October 26 the  pool/spa area will be closed to conduct construction and electrical repairs within the pool. For your safety and the safety of the technicians, please do not enter the pool area (including to use the spa) during this time. The pool and spa will be available for use after 3:00 p.m. on Friday, October 26 pending all repairs are completed. Please mind all posted notices.

 

WATER SHUTOFF: 10/10 FLOORS 17 – 24

On Wednesday, October 10 from 10:00 am – 2:00 pm the water will be shut off to floors 17 – 24 only in order for a homeowner to conduct repairs within their unit on the 20th floor. Please do not attempt to use your appliances or faucets during this time to avoid putting air into the pipes which causes issues for the system. Should the water turn on before 2:00 pm, an email from Management will be sent out notifying residents.
