SHORT-TERM LEASES

During the summer, we see an increase in violations related to short-term leasing. Remember, advertising your unit and renting it for short-term use can result in a $5,000.00 fine. Aria is not designed to be a hotel —- it’s peoples’ homes.
Please be sure to know how the rule applies to you as some owners are “grandfathered” under the old rule. According to the CC&Rs:
“Rental. An Owner who purchased their unit prior to October 17, 2014 shall be entitled to rent the Owner’s Condominium for a term of not less than thirty (30) days. An Owner who purchased their unit after October 17, 2014 shall be entitled to rent the Owner’s Condominium for a term of not less than twelve (12) months. The Owner shall be responsible for all actions of the tenant and shall comply with the following guidelines.”
Should you find units in violation of this rule either by searching popular websites or encounters with non-residents staying short-term, please notify Management immediately.
