Board meetings take place every 4th Monday of the month in the Amenities Room with Executive Session at 5:00 pm (closed to members) and Executive Session at 6:00 pm (open to homeowners). Should the day and/or time of the meetings change notices will be posted in the mailroom and elevator lobby bulletin boards.

A BIG thank you to all of our residents for participating in the mandatory 5 Year Fire Sprinkler Inspection! The Association was able to enter 123 out of 137 units. A make-up day has been scheduled for May 18 from 8:00 a.m. – 10:00 am in order to enter the missed units.

Currently the Association is working with A&D Fire Sprinklers, Inc. to determine how many repairs need to take place and to set-up a repair schedule. Residents who need to have repairs conducted to their unit will be notified once this has been determined.

Management and the Board genuinely appreciate everyone taking time to make accommodations for the inspection and upcoming repairs. Its great to see a community do their individual part in making our building safe.

 

FIRE ALARM TESTING: THURSDAY, MAY 11 @ 10:00 A.M. – 12:00 P.M.

As part of the 5 Year Fire Sprinkler Test, the entire building’s fire safety system will also be inspected by Albireo Inc., the fire alarms sirens and bells will also sound off periodically on Thursday, May 11 from 10:00 a.m.—12:00 p.m.

PLEASE DO NOT PANIC OR CALL 9-1-1 UNLESS YOU ARE EXPERIENCING AN ACTUAL EMERGENCY.

Alarms will sound throughout the building during the test and the emergency doors may close. Once testing has ended, simply prop the door back open when passing through the elevator vestibules.

 

Hard Surface Flooring in Bedrooms

Please remember that hard surfaces in the bedrooms are prohibited at Aria; only carpet may be in the bedrooms. Per the legal governing documents of the Association:

7.9 Hard Surface Floors. Except for those hard surface floors installed by Declarant as part of the original construction of the Project, no Owner shall install any hard surface flooring (including without limitation tile or hardwood floors) or replace any flooring with any hard surface flooring within any Residential Unit unless the prior approval of the Board has been obtained. Hard surface flooring may not be installed in any bedroom area.

Any floor replacement (including carpet that is like-for-like) or upgrades must be approved by the Architectural Committee in advance by submitting an Architectural Application. Be sure to check with Management prior to beginning any improvement projects to avoid costly fines and ensure everything goes smoothly.

 

5-Year Fire Sprinkler Inspection: May 8 & 9 @ 8:00 a.m. – 4:00 p.m.

The mandatory 5-Year Fire Sprinkler Inspection is scheduled for Tuesday, May 8 and Wednesday, May 9. Each unit is required to participation in the inspection by making their unit available to A&D Fire Sprinklers, Inc. inspectors. Please reference the schedule below to know when you need to be home to grant access. Please refer to the email and mailed notice for more details.

About this Inspection:

The Title 19 Testing is required by the County of San Diego Fire Marshal and in the California Code NFPA 25. The inspection is conducted every 5 years to ensure that the fire sprinkler system is in working condition in case of an emergency. The Association also has the fire alarm system, common area sprinkler system, and all other components associated with life-safety to be checked quarterly.
